A New Homes Sales Negotiator is required by our client based in York.
The main purpose of this role is to support the existing sales function. Working across multiple tenures and sites, the successful candidate will make a contribution to the Groups overall sales target.
Key Accountabilities
• To be responsible for frontline sales performance for Shared Ownership, Private Sales and any other sales related products.
• Deliver sales performance to individual targets to ensure reservations achieved from plan and stock
• Close liaison with the Customer Service Team, Marketing team, Sales Progression team, After Sales team, independent mortgage advisors, solicitors, Service Charge team and Housing Management on all sales-related matters.
• Close and efficient management of sales leads ensuing high levels of customer satisfaction.
• Ensure customers are assessed for eligibility and affordability in line with Homes England’s and the GLA’s Capital Funding Guide/s and all compliance and regulatory requirements are met to audit standard for shared ownership, Help to Buy, London Living Rent or any other products.
• To ensure all sales pack and legal requirements are in place prior to launch
• The ability to explain to customers - service charges, estate charges, ground rents, stamp duty and the responsibilities and obligations associated with different products
• The ability to be able to explain freehold and leasehold terms and conditions and talk through the conveyancing process and guide buyers through the customer journey
• Responsibility for managing stock units on site to maintain the condition, safety, functionality and presentation of properties
• Provide accurate and fully detailed reservations to Regional Sales Managers for internal approval.
• Lead on sales viewings, launches and attend Home Shows promoting sales products to customers.
• Ensure sales suites and show homes are maintained to ensure presentation and security is kept to high standards.
• To feed into daily, weekly and monthly reporting on sales leads, viewings, reservations, cancellations, customer service feedback
• To resolve customer complaints and issues in a professional and expedient manner at all times
Experience and pre-qualification criteria
• A good knowledge of Shared Ownership, Help to Buy and Private Sale
• Strong customer service skills
• Personal integrity, credibility and a good team worker
• Personal drive and motivation to meet and exceed sales targets
• Experience of working with solicitors, mortgage brokers, surveyors and agents.
• Experience of working with both internal and external parties in relation to sale-related matters
• Excellent communication skills, both oral and written to a wide variety of audiences
• The ability to travel the region as required and work flexibly in different locations, including working Sundays and evenings on occasion
• Competent in using sales related systems and Microsoft Excel
• Excellent customer service and negotiation skills
• Confidence to work remotely, run sales offices on sites and represent sales and the wider company brand
• Presentable and professional at all time, including potentially wearing company uniform/adhering to a company dress code
